5 Affordable tips that could help you sell your home quick and for top dollar in Fallbrook, CA!

I have been fortunate to work with investor groups who have completed dozens and dozens of successful remodels over the last few years. Many of these remodels cost hundreds of thousands of dollars in many cases.  While being involved with these, I have noticed some trends.  Many of the things future home buyers point out when looking at these remodels that they like the most, actually aren’t that expensive and give the home some major POP and a WOW factor when selling.

I have listed 5 items that cost roughly $5,000 if you did all 5 that would spruce up and give your home the true WOW that could help sell your home quick, get you top dollar, and in many cases double the $5,000 investment or more.

New Baseboards!
New 6-inch baseboards throughout the home will really give your rooms a designer touch! It is a simple process and will not break the bank.    It gives the home a fresh and updated feel immediately as you walk in the door.  Click Here to see a local vendor we recommend and have used before.

New Custom Backsplash!
This is really a neat touch to any kitchen, bathroom or both. Typically we put in a backsplash with a touch of color in the kitchen to border the countertops. It adds a personalized touch and is very popular.  In the bathrooms we either do a granite backsplash to match the counter top or we do a tile backsplash similar to that of the kitchen.  Either combination is very affordable, and offers an immediate updated feel, even if you have older cabinets and counter tops.  A great place to look at these items is Bedrosians Tile and Stone.   You can visit them by clicking here. If you visit the Vista, CA location next to Costco, be sure to ask for Paula Brent as she will take great care of you and help you with your selections.

New Stainless Steel Appliances!
An appliance package including a dishwasher, microwave and oven/range combo is another added bonus for potential buyers. It is so nice to walk into a home with fresh new appliances knowing you will be the first one to use them. Buyers love this! You don’t have to splurge for the most expensive appliances unless you are selling your home in a multi-million dollar price range, and many stainless appliance packages can cost you around $1,500 for a new range, dishwasher, and microwave.  Kenmore Stainless Steel is a good looking affordable package that is very cost effective. Learn more about these packages by clicking here.

Accent Walls!
My investors have used Dunn Edwards for our paint supplier and they are very helpful. You can send them pictures and they will create custom paint renderings for you for free! Accent walls in the home add that custom designer touch and are very affordable.   A great combination for interior walls is Dunn Edwards Cream Wave for the vast majority of the walls and Dunn Edwards Mesa Tan for your 2-3 accent walls. A great place for Accent walls is the Master Bedroom, dining room, or living room.    Visit Dunn Edwards to learn more by clicking here.

Fresh Flowers and Mulch!
As they say the first impression is the most important. Would you rather pull up to a house with weeds and dead grass or some freshly laid sod and a few planted flowers for a burst of color? Easy answer right!? Landscape is the first thing most buyers see as they pull up to your house and it does make a huge difference in the overall feel of the house.  You don’t have to go overboard on this either.  Green grass, a few planted flowers and some new mulch can add just enough color to make your home stand out from the others. We have a fantastic landscaper we have used on past projects that is very affordable, reliable, and has a great sense for design. You can contact Soledad and her company by clicking here.

Depending on the size of your home and the price range it is in these few changes should only run you around $5000 depending on the size of the home.   The process of changing out these few items should not be very time consuming, as you are not remodeling the entirety of your home. These changes should get your home the attention of possible buyers and should help you receive a top-notch offer!!

Last but not least and the Most Important Part!   Make sure the Fallbrook Realtor you choose to list your home takes high end photos, does a virtual tour, youtube videos, etc., these help to showcase the changes and updates you have made to the home.  Over 80% of home buyers according to the National Association of Realtors find their next home online these days and if your listing doesn’t have high end professional photos, virtual tours, etc. it will not stand out above the rest. I implement these items on all of my listings and they sell quicker and for higher prices for the area than my competition.

If you are interested in listing your property in San Diego County or another area and would like a no pressure consultation, I would be honored to meet with you to discuss your options further.

Fun Christmas Recipe for Chile Lovers!! Bringing a piece of New Mexico to California...

I hope everyone had a great Christmas! Here is a great recipe that I would like to share with my green chile lovers. This is my go to dish when I have to go to a dinner party. It is easy to prep, it is inexpensive and tastes great! I absolutely love potatoes, green chile and cheese so why not mix them all in one dish! During the holidays I really miss New Mexican home cooking so I try and recreate my favorite dishes where ever I am. Here are the ingredients you will need:

Original recipe makes 1 - 3 quart casserole
1. 2 lb bag of hashbrowns or fresh potatoes peeled and diced
2. 1/2 cup chopped white onion
3. 2 cups of shredded cheese
4. 8oz sour cream
5. 3/4 cup melted butter
6. 1 cup New Mexican Green Chile
7. 10.75oz cream of chicken
8. Salt and pepper to taste

Directions

  1. Preheat oven to 350 degrees F (175 degrees C).
  2. In a large bowl, combine hash browns, 1/2 cup melted butter, cream of chicken soup, sour cream, chopped onion, Cheddar cheese, salt and pepper. Place mixture in a 3 quart casserole dish.
  3. Bake covered in preheated oven for 40 minutes.
  4. My new way to cook this dish...I have been cooking it on the grill for about 30min. Taste test to make sure potatoes are cooked all the way through.

My Journey as a Southern California Realtor at Four Seasons Properties

A year and a half ago I decided to up and leave Arizona where I had been selling cars and working endless hours. I had the opportunity to move to Southern California and start a new journey! I can't remember what made me make the final decision to leave, but I did and haven't looked back. It has been quite the journey and learning experience. I dove right into my new Real Estate career with my older brother as my mentor. He has taught me all about the market and how to work a Real Estate transaction from start to finish.

For those of you who think Realtors just find a home have you sign some forms and make a ton of money you are greatly mistaken. It is a tough job where you have to be constantly learning and improving your skills and techniques. You may make a great commission one day, but who knows when your next paycheck will come. It is somewhat of a mental roller coaster as is most sales jobs. However, the thrill of the sale is quite the rush!

My brother owns the company I work for which is Four Seasons Properties. He has worked endless hours to create this successful boutique Real Estate company. We do traditional sales, short sales, REO's and remodels. My favorite part of the business is flipping properties. We get to find the worst of the worst houses and make them the nicest house on the block! It is so much fun picking out the fixtures and the paint colors and making floor plan changes to get the most functional house possible. I love it! It is not all fun and games like the reality TV shows. It is a lot of analyzing, planning and overseeing. We have to make the home appeal to the masses and let our personal taste take the back burner. I couldn't be happier giving these homes a "face lift" here in Southern California.

In this first blog I just really wanted to introduce myself and get started on this blogging journey. I am excited to show you a little bit of what I do for work and for fun and how Real Estate has changed my life! Thanks for following and of course if you have real estate questions you can email me or go to my website.
