I have been fortunate to work with investor groups who have completed dozens and dozens of successful remodels over the last few years. Many of these remodels cost hundreds of thousands of dollars in many cases.  While being involved with these, I have noticed some trends.  Many of the things future home buyers point out when looking at these remodels that they like the most, actually aren’t that expensive and give the home some major POP and a WOW factor when selling.
I have listed 5 items that cost roughly $5,000 if you did all 5 that would spruce up and give your home the true WOW that could help sell your home quick, get you top dollar, and in many cases double the $5,000 investment or more.

New Baseboards!
New 6-inch baseboards throughout the home will really give your rooms a designer touch! New Custom Backsplash!
This is really a neat touch to any kitchen, bathroom or both. Typically we put in a backsplash with a touch of color in the kitchen to border the countertops. New Stainless Steel Appliances!
An appliance package including a dishwasher, microwave and oven/range combo is another added bonus for potential buyers. It is so nice to walk into a home with fresh new appliances knowing you will be the first one to use them. Buyers love this! You don’t have to splurge for the most expensive appliances unless you are selling your home in a multi-million dollar price range, and many stainless appliance packages can cost you around $1,500 for a new range, dishwasher, and microwave.  Kenmore Stainless Steel is a good looking affordable package that is very cost effective. Learn more about these packages by clicking here.
                           

Accent Walls!
My investors have used Dunn Edwards for our paint supplier and they are very helpful. You can send them pictures and they will create custom paint renderings for you for free! Fresh Flowers and Mulch!
As they say the first impression is the most important. Would you rather pull up to a house with weeds and dead grass or some freshly laid sod and a few planted flowers for a burst of color? Easy answer right!? Landscape is the first thing most buyers see as they pull up to your house and it does make a huge difference in the overall feel of the house.  You don’t have to go overboard on this either.  Green grass, a few planted flowers and some new mulch can add just enough color to make your home stand out from the others. We have a fantastic landscaper we have used on past projects that is very affordable, reliable, and has a great sense for design. 

                    

Depending on the size of your home and the price range it is in these few changes should only run you around $5000 depending on the size of the home.   The process of changing out these few items should not be very time consuming, as you are not remodeling the entirety of your home. These changes should get your home the attention of possible buyers and should help you receive a top-notch offer!!
Last but not least and the Most Important Part!   Make sure the Carlsbad Realtor you choose to list your home takes high end photos, does a virtual tour, youtube videos, etc., these help to showcase the changes and updates you have made to the home.  Over 80% of home buyers according to the National Association of Realtors find their next home online these days and if your listing doesn’t have high end professional photos, virtual tours, etc. it will not stand out above the rest. I implement these items on all of my listings and they sell quicker and for higher prices for the area than my competition.

When it comes to escrow services your escrow officer is a key component to making the transaction successful. It is key to use a company that you trust and you have open communication with if you have the choice to choose services. 
We have had the pleasure of working with Adrienne Hofreiter of Preferred Escrow Services on serveral transactions. She handled our file with care and always kept all parties in the loop. lessen the value of your home.
 

       Overly upgrading- When upgrading your home, make sure you are spending money that will get you a possible return. If you put up remote control blinds in a $250,000 home in a bad part of town you are not going to get your money back from that investment. Try putting in new carpet or doing a fresh paint job those are things that really make sense to most buyers.

Lack of upgrading- Did you put in a lot of money towards an upgraded kitchen but nothing else in the house is upgraded? Yes, the kitchen is nice but now the rest of the house looks even more out dated. Try taking care of the main items that will create a sense of flow in your floor plan/design.
  
Overly customized- Yes, YOU probably love all of your personal touches throughout the house, but you are now cutting down your target market. If you appeal to the masses you have a better chance at selling much sooner and for much higher. Choose finishes that aren’t over the top.

Bad floor plan- Did you decide to add square footage, but didn’t consider that now your master bedroom has no full bathroom near it? Really think about making these changes and talk it over with someone who knows about construction. They can typically save you from this kind of costly mistake.

Converting the garage- We see this all the time. You wanted another bedroom, but now when are you are ready to sell you have spent $15,000 to convert it and every one who sees it dislikes it. Now, all the buyers see is $$$ that they have to spend to put it back to how it was. This is a very common mistake that will steer buyers away as it is now not a move in ready house.  

Paint options- Did you let your children pick the color of their room? One is pink, one is green, one is yellow, your living room is orange and your kitchen is lime green. This is a NO NO!! Sure you can have it like that when you live there. Your best bet is to paint the rooms neutral colors when you are getting ready to sell. Some people just can’t see past the rainbow.


We have a current listing where the homeowner did all the right improvements! It is a great feeling walking in to a potential listing and you wouldn't change a thing about the house! They customized their home so that it will appeal to the biggest audience. Yes, their kids had the option to choose their bedroom color but, when it came time to sell they painted the bedrooms back to a neutral tone. The neighborhood this home is in supports the size, upgrades and price point which is great they didn’t build a spectacular home in a neighborhood where people can’t afford the upkeep. Sitting on 2.79 acres in beautiful Vista, California this home has it all. From designer finishes, first floor master suite, gorgeous custom pebble tec pool and so much more! This year was the 25th Anniversary Celebration of Hope. We had the pleasure of having Joan Lunden, a former host of Good Morning America participate as the speaker and she was amazing! She is a breast cancer survivor and has gone on to be an advocate and raise awareness for this devastating disease. We have been lucky to have such amazing speakers come and share their story with our community. The Nancy Floyd Haworth Foundation has raised thousands of dollars to help fight breast cancer. We have kept the money we raise in New Mexico to help our community through different grant programs.

We are so blessed to have kept this Foundation going for 25 years and have over 600 attendees every year to our annual luncheon. Without our volunteers and tight knit community we wouldn't have been so successful!
