I have been fortunate to work with investor groups who have completed dozens and dozens of successful remodels over the last few years. Many of these remodels cost hundreds of thousands of dollars in many cases.  While being involved with these, I have noticed some trends.  Many of the things future home buyers point out when looking at these remodels that they like the most, actually aren’t that expensive and give the home some major POP and a WOW factor when selling.
I have listed 5 items that cost roughly $5,000 if you did all 5 that would spruce up and give your home the true WOW that could help sell your home quick, get you top dollar, and in many cases double the $5,000 investment or more.

New Baseboards!
New 6-inch baseboards throughout the home will really give your rooms a designer touch! New Custom Backsplash!
This is really a neat touch to any kitchen, bathroom or both. Typically we put in a backsplash with a touch of color in the kitchen to border the countertops. An appliance package including a dishwasher, microwave and oven/range combo is another added bonus for potential buyers. It is so nice to walk into a home with fresh new appliances knowing you will be the first one to use them. Buyers love this! My investors have used Dunn Edwards for our paint supplier and they are very helpful. You can send them pictures and they will create custom paint renderings for you for free! Fresh Flowers and Mulch!
As they say the first impression is the most important. Would you rather pull up to a house with weeds and dead grass or some freshly laid sod and a few planted flowers for a burst of color? Easy answer right!? Landscape is the first thing most buyers see as they pull up to your house and it does make a huge difference in the overall feel of the house.  You don’t have to go overboard on this either.  Green grass, a few planted flowers and some new mulch can add just enough color to make your home stand out from the others. We have a fantastic landscaper we have used on past projects that is very affordable, reliable, and has a great sense for design. 

                    

Depending on the size of your home and the price range it is in these few changes should only run you around $5000 depending on the size of the home.   The process of changing out these few items should not be very time consuming, as you are not remodeling the entirety of your home. These changes should get your home the attention of possible buyers and should help you receive a top-notch offer!!
Last but not least and the Most Important Part!   Make sure the Carlsbad Realtor you choose to list your home takes high end photos, does a virtual tour, youtube videos, etc., these help to showcase the changes and updates you have made to the home.  Over 80% of home buyers according to the National Association of Realtors find their next home online these days and if your listing doesn’t have high end professional photos, virtual tours, etc. it will not stand out above the rest. I implement these items on all of my listings and they sell quicker and for higher prices for the area than my competition.
